Buying a Home? Understand your choices-they make a difference!
If you are selling or buying a home or other property, it is important to understand that you have a choice of relationships with sales agents. It is also important to know who the agents in a transaction are representing. At DeWolfe, we give our customers the right to be represented in every home sale and home purchase. We also explain your choices in a way that allows you to make an informed decision.
Buyer Customer Service
DeWolfe buyer customer service offers your our traditional buyer services, which include:
-Counseling: We will determine which properties best match your needs, wants and financial capabilities.
-Searching MLS: We will show you properties in the Multiple Listing Service, regardless of which company has the listing, that are best suited to your personal criteria. We will also estimate monthly costs and closing costs, even before viewing properties.
-Education: We'll help you prepare for your purchase by reviewing information the lender will require at loan application. We will help you become familiar with the purchase agreement and will describe how closings work, customary deposits, and other important information.
Also, we will assist you in presenting your offer, disclose material facts the broker knows about the property, accompany you to the loan application, monitor dates and events during the closing process and accompany you to the closing.
Traditional (or Seller) Agency
1. The Realtor-Sub-agent of the Seller is legally bound to represent the seller's best interest. 2. The Seller's Agent wants the offer-to-purchase written in the seller's favor.
Buyer Agency
1. As your agent I am legally bound to represent your best interest.
2. As your agent I will assist you and your attorney in writing the offer in your favor!
3. Buyer agency evens up the score-I'm on your side of the fence!
Dual Agency
1. Real Estate Agents can work for both buyers and sellers
2. With Disclosed Dual Agency, a meeting of the minds can be facilitated. The transfer of property should be a win/win transaction.

Guarantee of Service to Buyer Clients
As part of the DeWolfe Exclusive Buyers Service Pledge, I guarantee that I will provide the following services:
1. ARRANGE PROPERTY SHOWINGS: I will research the currently available MLS properties. In addition to the MLS, I will research For Sale By Owners, Expired Listings, Auctions, and Foreclosures in a focused effort to find you the best possible home.
2. BUYER FINANCING: I will analyze various needs financing alternatives and help you determine which is best for you and your needs.
3. PRE-APPROVAL: I will arrange for you to be pre-approved for a mortgage. This pre-approval does not require you to use a particular lender.
4. ESTIMATE PROCEEDS: I will furnish you with an estimate of closing costs specific to your price range, town, and time of projected closing.
5. OFFICE PROMOTION: I will promote your interests to other agents as to your requirements of home selection and purchase.
6. RELOCATION ASSISTANCE: I will aid you in finding temporary housing, if appropriate, and generally assist you in any way throughout your relocation.
7. CONFIDENTIALITY: Our conversation about your wants, needs, likes and dislikes will remain confidential at all times. Client-level service allows the free flow of information between us with the full knowledge of confidentiality.
8. ADVICE AND CONSULTING: I will give you freely the professional advice and expertise I have concerning the real estate market so that you will be better able to make an informed decision.
9. PRE-PURCHASE CMA: I will develop an up-to-date market analysis on the property on which you intend to make an offer so that you will have an accurate comparison of like properties that are currently on the market or have recently sold.
10. PROMOTE AND PROTECT YOUR BEST INTEREST: Every action I take will be in your best interest.
11. STRATEGIES AND NEGOTIATIONS: I will develop with you an appropriate negotiating strategy based on the important aspects of the home purchase and your wants and needs.
12. PURCHASE OFFER: I will review with you and your attorney the offer to purchase.
13. INSPECTIONS: I will explain all inspections that can be done on the property and help you analyze the results.
14. DISCLOSED DUAL AGENCY: DeWolfe's Disclosure to the Buyer form will authorize us to show you the DeWolfe's inventory of properties. At all times DeWolfe will recognize the confidentiality of our conversations with our clients whether buyer or sellers.
The client-level service plan that we have reviewed is part of your Exclusive Right to Representation agreement. Should DeWolfe not perform the services above, you are entitled to terminate the exclusive agreement. Written termination must state the reasons for your action and must be presented by you in writing to the office manager of the agent with whom you are working-you also agree to give DeWolfe 24 hours to correct the default after notice.
If our Exclusive Right to Represent agreement with you is terminated, the termination provisions of said agreement will apply. You acknowledge that you have read and understand the terms of this Exclusive Buyer Service Guarantee agreement and that the guarantee is not binding until you and the DeWolfe's agent have signed it.
